Large Loss Insurance

Dynamic National provides comprehensive large loss insurance restoration services, helping property owners and managers assess damage, define the construction scope, and coordinate complex restoration projects from initial response through final closeout.

Complex Exterior Property Loss. Coordinated Construction.

A major property loss creates more than a construction problem. There may be multiple buildings involved, several damaged systems, occupied spaces, emergency mitigation, insurance documentation, code requirements, material lead times, competing priorities, and significant pressure to get the property back to normal. That level of complexity requires more than a contractor who can complete the work. It requires a team that can assess the damage, document the construction scope, coordinate multiple trades, communicate clearly with stakeholders, and manage restoration from the initial response through final closeout. Dynamic National provides large loss insurance restoration services for commercial, multifamily and HOA properties affected by weather and other covered events. Our role is to help establish what was damaged, what construction is required to restore the property, and how that work can be executed efficiently.

One Partner for Complex Exterior Restoration

Coordinating separate contractors for roofing, sheet metal, gutters, exterior walls, coatings, and other damaged systems can place a significant burden on ownership and property management.

We can coordinate multiple scopes under one restoration team, which affords you:

• One point of accountability
• Centralized project management
• Better trade sequencing
• Consistent documentation
• Clearer communication
• Simplified scheduling
• Coordinated quality control
• More efficient closeout

The fewer disconnected pieces ownership has to manage, the easier it is to keep a major restoration organized.

Industries We Cover for Large Loss Insurance

We are well-versed in large-loss restoration for a variety of industries. Learn more about them below:

commercial

Commercial large-loss projects have their own operational challenges. A damaged property may still have tenants, employees, customers, inventory, equipment, or critical operations that need to continue throughout restoration. The restoration plan has to protect the building while allowing the property to function as much as conditions permit.

Multifamily (HOA/COA/Apartments)

A major loss at a multifamily community can quickly become a large-scale construction and logistics project. One storm may affect dozens of residential buildings along with clubhouses, garages, leasing offices, amenity structures, and exterior property features. Meanwhile, residents continue living on site. Dynamic National works with multifamily owners, asset managers, and property managers to organize restoration across the community. Our goal is to bring structure to a complicated situation and give ownership a clear understanding of what needs to happen next.

retail

Retail properties require a fast, strategic response when severe weather, fire, water damage, or other catastrophic events disrupt business operations. Our team specializes in large loss insurance restoration for retail properties, including shopping centers, strip malls, standalone retail buildings, and multi-tenant commercial facilities. From initial damage assessments and insurance claim documentation to commercial roofing repairs, full roof replacements, and exterior restoration, our project managers oversee every phase of the recovery process. We coordinate closely with property owners, managers, insurance adjusters, and tenants to establish clear project scopes, maintain schedules, and minimize disruptions to daily business operations. Our priority is to restore damaged retail properties safely, efficiently, and to the highest quality standards while helping businesses return to normal operations as quickly as possible.

government

Government facilities require a highly coordinated and efficient response when severe weather, fire, water damage, or other catastrophic events compromise building safety and operations. Our team specializes in large loss insurance restoration for government properties, including municipal buildings, courthouses, administrative offices, public safety facilities, and other government-owned structures. From comprehensive damage assessments and insurance claim documentation to commercial roofing repairs, full roof replacements, and exterior restoration, our experienced project managers oversee every phase of the restoration process. We work closely with government officials, facility managers, insurance adjusters, and other key stakeholders to establish accurate project scopes, maintain clear communication, and ensure compliance with applicable building codes, safety regulations, and project requirements. Our priority is to restore damaged government facilities safely, efficiently, and to the highest quality standards while minimizing operational disruptions, protecting public assets, and helping essential government services resume as quickly as possible.

hospitality

Hospitality properties require a quick, organized, and strategic response when severe weather, fire, water damage, or other catastrophic events threaten guest safety, property conditions, and daily operations. Our team specializes in large loss insurance restoration for hospitality properties, including hotels, resorts, conference centers, extended-stay facilities, and other commercial hospitality establishments. From comprehensive damage assessments and insurance claim documentation to commercial roofing repairs, full roof replacements, and exterior restoration, our experienced project managers oversee every phase of the recovery process. Why Property Owners Choose Us for Large Loss Restoration

we focus on the build

Insurance may be part of the project, but ultimately the property has to be rebuilt correctly. Our focus remains on understanding the damage and developing the construction plan required to restore the asset.

detailed records

Major losses require clear records. We document property conditions, damage, scopes, changes, and project progress so stakeholders have better visibility throughout the restoration.

Adept Project Managers

Large-loss restoration requires coordination between buildings, trades, schedules, residents, tenants, materials, insurance stakeholders, and ownership. Our project managers help keep those pieces organized.

Safety-Driven Planning

Roof replacement on occupied properties involves residents, tenants, employees, visitors, heavy equipment, rooftop hazards, changing weather, and active work areas. Safety is built into the project plan from the beginning—not added after work starts.

various property specialties

Large commercial buildings and multi-building residential communities create very different restoration challenges. We understand the operational and logistical demands of both.

Honest Advice

We evaluate whether damaged systems should be repaired, restored, or replaced based on actual conditions and long-term performance.

FAQs on Large Loss Insurance Restoration

What is considered a large loss?

There is no single definition based on dollar amount alone. In construction, a large loss generally involves significant property damage, multiple affected systems, multiple buildings, complex restoration requirements, or a project large enough to require extensive coordination, documentation, and project management.

Do you work with insurance carriers and adjusters?

Yes. From the construction side, we can provide property documentation, photographs, scopes, Xactimate repair and replacement estimates, material information, and other information related to the work required to restore the property. We do not act as insurance adjusters or appraisers, we stick to providing the data. Coverage decisions remain with the insurance carrier.

Do you provide emergency roofing after major storms?

Yes. Emergency services may include temporary waterproofing, tarping, leak mitigation, debris removal, storm stabilization, and other temporary measures needed to help protect the property.

Do you only restore roofs?

No. Roofing is a core Dynamic National capability, but in regions where broader restoration services are available, we may also coordinate exterior walls, waterproofing, coatings, sheet metal, gutters, screens, and other building-envelope components.

Can you help document storm damage?

Yes. Our team can document visible construction conditions, damaged components, photographs, measurements, and required repair or replacement work.

Do you determine whether my insurance policy covers the damage?

No. Insurance carriers determine coverage based on the terms of the policy and circumstances of the loss. Dynamic National’s role is to evaluate the property from a construction perspective and document the work required to repair or restore affected building systems.

Can you complete restoration while the property remains occupied?

In many cases, yes. We regularly plan construction around occupied commercial, multifamily, and HOA properties using phased scheduling, access coordination, communication plans, safety measures, and temporary protection.

Do you handle both repair and full replacement?

Yes. Depending on the condition of the damaged system, our recommendations may include localized repair, restoration, partial replacement, or full replacement. We evaluate the actual conditions before recommending the scope.
