Roof Replacement

Reroofing is our specialty. Our clients have trusted us to provide roof replacements of all shapes and sizes. Before you replace your roof, let our professionals take a look and give their expert recommendations.

A Better Roof Starts with a Better Plan.

A roof replacement is a major investment. It affects your property, your budget, your tenants or residents, and the long-term value of your asset. Before materials are ordered or crews arrive, you need to know the right contractor has been selected, the scope has been fully defined, and the project has been built around the specific requirements of your property.

Dynamic National provides roof replacement services for commercial properties, multifamily communities, HOAs, condominium associations, and property portfolios across the country. We evaluate the existing roof, explain the available options, and build a replacement plan around the property’s requirements, expected service life, site and safety demands, budget, and long-term ownership goals.

No shortcuts. No one-size-fits-all specifications. Just a well-planned roofing system built to perform.

Start With a Full Roof Evaluation

A roof replacement should be based on more than the age of the roof or what can be seen from the ground. Before recommending a system, our team evaluates the existing roof assembly and the conditions affecting its performance.

Depending on the property and project, the evaluation may include:

• Visual inspection of the roof membrane or surface
• Review of penetrations, curbs, flashings, walls, and perimeter details
• Examination of drainage patterns and ponding areas
• Identification of visible leaks and previous repairs
• Core sampling to confirm the existing roof assembly
• Moisture investigation to identify wet insulation
• Review of decking and substrate conditions
• Documentation of rooftop equipment and access requirements
• Analysis of applicable building codes and requirements
• Consideration of the property’s use, occupancy, and long-term plan

This information helps us determine whether the existing roof should be removed, whether a recover or restoration system may be appropriate, and which roofing materials and attachment methods are best suited to your property.

Roof Replacement, Recover, or Restoration?

There is more than one way to renew an aging or damaged roof. The right approach depends on the existing assembly, trapped moisture, roof deck condition, local code requirements, system type, and the owner’s long-term plans.

1. Full Roof Tear-Off and Replacement

A full tear-off removes the existing roofing materials down to the structural deck. Damaged decking can then be identified and repaired before a new insulation package and roofing system are installed.

This option is typically recommended when the existing assembly contains widespread moisture, has multiple roof layers, has deteriorated beyond the point where it can serve as a reliable substrate, or when a full replacement is required by code, system specifications, or the property’s insurance carrier.

2. Roof Recover

A recover installation places a new roofing system over an eligible existing roof. When conditions allow, this approach can reduce demolition, shorten the construction schedule, lower costs, and limit the amount of material sent to the landfill.
A recover is only appropriate when the existing assembly is dry, secure, code-compliant, and capable of supporting the new system.

3. Roof Restoration

Some roofing systems can be restored using fluid-applied coatings or reinforced restoration systems. When appropriate, restoration can extend the service life of an existing roof without the cost and disruption of a complete replacement.
We evaluate each option based on performance and lifecycle value—not simply the lowest initial price.

Our Roof Replacement Process:

1. Roof Inspection and Documentation

We inspect the property, document existing conditions, and gather the information needed to understand the roof assembly and its failure points.

2. Scope Development

Our team develops a detailed scope based on field conditions, project requirements, code considerations, manufacturer specifications, and owner needs.

3. System Recommendations

We explain the viable replacement, recover, or restoration options. You receive a practical comparison of cost, expected service life, maintenance requirements, energy considerations, and available warranty coverage.

4. Preconstruction Planning

Before mobilization, we coordinate materials, scheduling, access, safety, staging, communication, and property-specific operating requirements.

5. Installation and Field Management

Experienced project managers, superintendents, and specialized roofing crews oversee the work from mobilization through completion. Progress is documented, details are inspected, change orders are recorded and communicated, and issues are addressed before they become larger problems.

6. Quality Control and Final Inspection

We complete internal quality-control inspections and coordinate applicable manufacturer and municipal inspections. Remaining punch-list items are resolved before project closeout.

7. Project Closeout

At completion, we provide applicable warranty information, project records, closeout documentation, and recommendations for ongoing roof maintenance.

Why Property Owners Choose Dynamic National

Experienced Roofing Teams

We have installed, serviced, maintained, and managed millions of square feet of roofing across commercial properties, multifamily communities, HOAs, and other managed properties throughout the country.

Specialized Installation Crews

Different roofing systems require different tools, training, and installation methods. We use crews with experience in the specific system being installed.

Clear Project Management

You receive defined expectations, organized communication, documented progress, and direct accountability throughout the project.

Safety-Driven Planning

Roof replacement on occupied properties involves residents, tenants, employees, visitors, heavy equipment, rooftop hazards, changing weather, and active work areas. Safety is built into the project plan from the beginning—not added after work starts.

Building-Envelope Capabilities

Roof problems do not always stop at the roof edge. In select markets, our broader renovation and exterior restoration capabilities allow us to address related conditions involving walls, sheet metal, gutters, coatings, windows, and other exterior components.

Long-Term Thinking Pros

We do not evaluate a roofing system based only on installation price. We consider expected service life, repairability, maintenance, energy performance, warranty options, and total lifecycle value.

Reroofing FAQs

How do I know whether my roof needs to be replaced?

Recurring leaks, wet insulation, widespread deterioration, failing seams, damaged flashings, repeated repair expenses, and an aging roofing system are common warning signs. A professional roof evaluation can determine whether repair, restoration, recover, or full replacement offers the best value.

How long does a roof replacement take?

The schedule depends on the size and complexity of the roof, removal requirements, weather, material availability, rooftop equipment, property access, and selected system. Smaller projects may be completed in days, while large, multifamily, or phased replacements may take several weeks or longer.

Can a property remain occupied during roof replacement?

In most cases, yes. Commercial buildings, multifamily communities, and HOA properties are regularly reroofed while occupied. Proper staging, communication, safety controls, interior protection, and scheduling are critical to limiting disruption.

Does the old roof always need to be removed?

No. Some existing roofs may be eligible for a recover system or restoration. However, roofs with widespread trapped moisture, deteriorated materials, multiple existing layers, structural concerns, or code limitations may require a full tear-off.

Can you improve drainage during a roof replacement?

Yes. Tapered insulation, crickets, saddles, drains, scuppers, gutters, and other drainage components can often be incorporated into the replacement design to move water off the roof more effectively.

Will a new roof improve energy efficiency?

It can. Reflective membranes, increased insulation, improved air sealing, and replacement of wet or damaged insulation may improve thermal performance. Actual results depend on the property, roof assembly, climate, and mechanical systems.

What roof warranties are available?

Warranty options vary by manufacturer and roofing system. Depending on the project, coverage may include contractor workmanship warranties, manufacturer material warranties, or manufacturer labor-and-material warranties. Dynamic National is certified to install No Dollar Limit labor-and-material warranties for many major manufacturers and roof types.

How much does roof replacement cost?

Roof replacement cost depends on roof size, existing conditions, removal requirements, insulation, access, drainage, rooftop equipment, materials, attachment method, code requirements, and warranty selection. A field evaluation is necessary to develop an accurate scope and budget.
